The Kallan in Verdi, Nevada is a new 22-acre residential development designed to support the region’s growing demand for housing. Lumos was selected by the developer to provide land surveying, landscape architecture, and civil engineering services for this 242 multi-family unit project. The Kallan features two and three-story garden-style apartments with garages, a state-of-the-art fitness area, clubhouse, pool and spa, outdoor kitchen, tot lots, dog park, and outdoor BBQ areas. Uniquely centered at the base of the Sierra Nevada Mountains, residents can enjoy living in a rural environment while being a short drive away from both the City of Reno, Nevada and Truckee, California.
With a natural slope extending throughout the site, this development entailed innovative earthwork and drainage solutions. A perimeter retaining wall, with texture and color that complements the surrounding landscape, supports the descending terrain, and prevents erosion. Stormwater management solutions include the collection and conveyance of water to a detention basin that also serves as a dog park, optimizing the property’s space. Stormwater discharge from the site is controlled through the installation of a level spreader, mitigating the developmental effects of site runoff. Additional civil engineering design provided by Lumos includes ADA-compliant parking areas, hardscape, vertical pivot gates, landscape walls, public water, and private sanitary sewer.
Lumos coordinated with the City of Reno and Washoe County to prepare and submit a Reversion to Acreage Map on behalf of our client. Our team also communicated extensively with Truckee Meadows Water Authority to relocate a groundwater monitoring well for the community.
The Kallan at Verdi Village's clubhouse is now open with completion of all residential units anticipated by the end of 2024. This milestone development marks a significant achievement for the region, promoting enhanced living standards and community engagement.
